Fire Extinguisher Maintenance

Just a reminder to unit owners.  The HOA is responsible for the overall sprinkler system but not the individual extinguishers in each unit.  Owners should do the upkeep on their extinguishers.  The Board urges owners to check and see the status of their fire equipment and bring them up to date. There are local sprinkler companies that can take care of this. It’s not too expensive and worth the cost. Your insurance company may even require that extinguishers be current.

2016 COA Annual Meeting
January 20, 2017

The Board of INVIC Condo Assoc. held the annual membership meeting for 2016 on Wednesday, January 18th, 2017 at 2pm at Suite #322 (Bob Brown’s unit).  Quorum was achieved and yearly business proceeded. The main focus of business was the budget review, 2017 Projects and the election of directors.  Bob Brown was nominated and will continue as Director – President of the Association and Jennifer Judd was elected as Director – Secretary.

2017 Projects include minor roof work, replacement of all exterior lights to energy efficient LED and obtaining estimates for parking lot painting and sealing.  The budget was approved and is available upon request by any unit owner.  The president sees the Association running well at this point.

2015 Annual Meeting Held
November 12, 2015

The Board of Invic Condo Assoc. held the annual membership meeting for 2015 on Tuesday, November 10th at 2pm at Suite #332 (Bob Brown’s unit).  Quorum was achieved and yearly business proceeded. The main focus of business was the budget review and the election of directors.  Bob Brown was nominated and will continue as President of the Association and Jamie Brown was elected Secretary.  The budget was approved and is available upon request by any unit owner.  The president sees the Association running well at this point.

 
2015 ANNUAL MEETING SET

The Board of Directors (BOD) has set the annual meeting for Tuesday, November 10th, 2 PM at unit 332. All members should attend or turn in their proxies previously mailed.

 
New Community Manager

GENERAL INVIC NEWS

Invic Condo Association hired a new lanscape team called Xtreme Lawn Care.  The old landscaper ceased business early in the spring 2013, so Xtreme was kind enough to take us on board in a hurry. They have been doing a great job so far.

Unit 324 has a NEW sign. The directors of the Condo Association reviewed several plans and found one agreeable to all. Looks great!

The yearly sprinkler testing was done in November.  The system has no issues according to the tester.  However, during the testing walk through many suites were seen to have fire extinguishers that are out of date; these are not the responsibility of the Association. Unit owners should do the upkeep on their extinguishers.  The Board urges owners to check and see the status of their fire equipment and bring them up to date. Winchester Sprinkler has a division that takes care of this. It’s not too expensive and worth the cost. Your insurance company may even require that extinguishers be current.

Suite G (320) was sold at auction and was picked up by one of the Invic owners, so now each unit is fully owned again.

Suite #322 was sold during the summer.  The Pforrs, long time servers on the Board of the Condo Association have moved on. We salute their years of service.  Bob Brown picked up the unit. There are now some vacancies on the Board. Anyone interested, please contact the property manager, Jim Vogt at Coventry Group, 540-535-0816. We’d love to have you onboard. There is only about one meeting per year in November for about 1-2 hours, so it’s not a big time commitment.  Coventry Group prepares documents for study , so that the Board members can execute decisions; CG also, directs maintenance issues.

Condo Owners Cooperation is Appreciated

The Board of Directors and Coventry Group would like to thank the owners  who responded with cooperation after receiving reminder letters in the past regarding necessary INVIC rules.  It has made a noticeable improvement in the appearance of INVIC and has helped minimize safety and liability issues.  We have confidence that condo owners who receive notices about such matters  in the future will also appreciate the need  for, and benefit of these important  rules.
